Owner-ready proof for every maintenance repair.
One QR code per unit (or per car). Anyone scans it, no app, no login, and what happens next becomes a live timeline everyone can see: what was reported, what was found, and the proof it’s done. Works alongside Buildium and AppFolio.

The output
Every repair becomes a proof packet
One clean record: before/after photos, arrival check-in, completion note, and a plain-English summary. No more scattered texts.

Every repair is graded on evidence, not just status.
Keep your stack
No migration and nothing to replace. BondKnows forwards each repair packet by email into your existing maintenance inbox or work-order thread, so Buildium, AppFolio, Propertyware, or plain email stays your system of record.
BondKnows doesn’t manage the work order. It proves what happened.
The problem
“Closed” doesn’t mean documented.
Your work-order system can say complete while the owner still has no proof, the tenant still has questions, and the photos are buried in a text thread.
The tenant says it’s still broken.
The owner asks what was actually done.
The vendor swears they already went.
The photos live in three different text threads.
Nobody remembers which unit it was.
The work order just says “closed.”
BondKnows turns every repair into a timeline everyone can trust.
Sealed at capture
Photos lock in their time (and GPS, when location is on) the moment they’re taken.
Verified arrival
Techs check in on-site from a one-tap link. No more “I was there” without proof.
Nothing quietly changes
Every event records who and when. The record grows; it can’t be rewritten.
How it works
Report. Fix. Prove. That’s the whole product.
Tenant scans the unit QR
No app, no login. AI asks the right follow-up questions and coaches the photos, so the report lands complete: what’s wrong, how urgent, which trade, likely parts.
The fix gets verified
Your tech or vendor gets a one-tap link: the job brief, an on-site GPS check-in, required before/after photos, and a completion note. Nothing for them to install.
The owner gets proof
Every repair becomes one shareable packet: photos sealed at capture, the full timeline, and a plain-English summary. Send it as a link or a PDF.
AI suggests; the manager decides. Location is captured only at the moment of a report, check-in, or photo. Never continuous tracking.
Where the dollar comes back
The math is not subtle
A dollar a door has to earn itself. Four places it does, in numbers you can check.
$150
saved every time a tenant self-resolves
When a report matches a classic 30-second fix (tripped GFCI, humming disposal), BondKnows suggests it first, safety-screened, never for emergencies. Each confirmed self-resolve is a service visit you never paid for (est. $150), counted on your dashboard.
2–3×
the deposit: what many states award when you can’t document a deduction
A move-out recorded on the unit’s timeline turns “prove it” into a link. At $12 a year per unit, defending one deposit dispute covers that unit for decades.
47m
on site · GPS-verified, stamped on every completed job
Check-in to completion is recorded to the minute and visible right from your queue. An invoice for “three hours of labor” now argues with a timestamp instead of your memory.
0 min
reconstructing what happened for an owner
When the owner asks in month three, the packet already exists: before/after photos, timeline, completion note, assembled as the job happened. You send a link instead of digging through three text threads.
Leaks, HVAC, appliances, move-outs, vendor no-shows: it’s the repairs you already handle. See every use case
The first time a tenant told me “that was already broken,” I didn’t argue. I just sent the link.

Questions, answered
How does it work with Buildium or AppFolio?+
By email forwarding, honestly and simply. BondKnows forwards each verified report and finished packet into your existing maintenance inbox or work-order thread. Your current system stays the system of record; nothing migrates, nothing syncs behind your back.
Do tenants or technicians need an app?+
No. Tenants scan a QR code and submit from the browser. Techs get a secure one-tap link by text or email to check in, upload before/after photos, and mark the job complete.
What if a tenant won’t scan the QR code?+
They can keep calling or texting like today, and your team logs the request in about 30 seconds. The timeline still builds from dispatch onward. In practice most tenants scan, because it beats phone tag.
What if a vendor won’t take photos?+
The one-tap link makes photos the easiest path: the job isn’t marked complete without them, and anything missing gets flagged on the request so you see it instantly instead of discovering it at owner-report time.
Can owners see internal notes?+
No. Internal notes stay internal. You review each packet and choose exactly what the owner sees before anything is shared.
Can photos be faked or recycled?+
Every photo records how it arrived. Live captures carry a time and GPS seal from the moment they’re taken; uploads and edits are labeled as such, and the Proof Score reflects the difference rather than hiding it.
How does GPS verification work, and can it be wrong?+
BondKnows records the phone’s location at the moment a report, check-in, or photo happens and checks it against the property’s address. Signals vary by device and permissions, so we show a confidence level and keep the full record rather than claiming certainty. Location is captured only at those moments, never continuous tracking.
How much does BondKnows cost?+
A dollar a door: $1 per unit per month, with every feature included, no tiers, no minimums. Your first 3 months are free, no credit card. Portfolios over 250 units get custom pricing.
What happens to our data if we cancel?+
Plans are month-to-month. Your proof packets remain accessible after cancellation, and you can export your records any time. The evidence is yours.
